Each set of Southern Classic Design plans includes: - Completely detailed and dimensioned 1/4" scale footing and foundation plan with loads traced.
- Completely detailed and dimensioned 1/4" scale floor plans.
- Completely detailed and dimensioned framing plans identifying all beam locations, structural elements and toilet locations.
- Detailed window and door schedules.
- Completely detailed 1/4" scale front, rear, and side elevations with all section keybacks.
- 1/4" scale roof plan with all section keybacks.
- Completely detailed and dimensioned 3/4" scale sections showing footing, foundation, walls, and all differing roof-to-wall connections and porches.
- Various interior elevations of major focal point elements.

All square footage calculations are made from outside the exterior frame walls and represent heated floor area only. The area of other non-heated areas such as unfinished space, porches, and garages is indicated separately.
Even though mechanical layouts are not provided, framing plans are designed to allow for the installation of plumbing and HVAC systems. We suggest that you consult local mechanical contractors.
All beam locations are identified, but actual sizes may not have been specified. Conditions such as roof loads and desired deflection vary. Consult with a beam manufacturer or qualified engineer for actual beam specifications for your area.
All of our plans are designed to comply with the CABO One and Two-Family Dwelling Code or The International Residential Code with South Carolina amendments. Many states and counties amend the codes in their area. We suggest that you consult with a local engineer or building official to ensure compliance.
